He will gather data about the home and then return to the office to prepare a thorough market analysis to determine your home’s value in comparison to homes sold in the area and homes currently on the market for sale.
We will schedule a second appointment in our office for David to present his market findings. At this point, you will have the necessary information to determine if this is the right time for you to sell your home.
Once you decide to list your home for sale, we will schedule the staff photographer to come to your home and gather specific property details, take professional photos and install the yard sign, brochure box and lockbox for your home.
The staff photographer will use the information gathered and the extensive interior and exterior photos to create individualized market comments, color feature sheet and virtual tour. At this point all data will be processed to our extensive marketing partners to provide you with a comprehensive marketing presentation.
From the point you are listed to the time you get an offer on your home, you will receive communication from our office via email updates, telephone calls and mail. It is important that we answer your questions and provide you current market information so you remain up-to-date.
When an offer comes in on your home, we will sit down to discuss the terms and help you decide your course of action. You will receive updated financial information and market conditions. We will negotiate the terms of the contract until you are satisfied with the terms.
Once you have an accepted offer on your home, we will continue to update you regularly. Pending through closing is usually the busiest time and there are many details to be overseen. By using the systems we have built up over the years, we will track the progression of buyer financing, inspections and repairs, final preparations for closing, possession change and final follow-up. There are many potential issues that can arise during this period, and we will work diligently to see that none of them have a negative impact.
